Garden State MLS listed four properties as sold in Springfield this week. 70 Meisel Ave., a two-bedroom ranch house with a two-car garage sold for $292,000 down from a listing price of $297,000. 91 Briar Hills Circle, a four bedroom split level with two bathrooms, sold for 330,000 down from a listing price of $339,000   33 Laurel Drive, a three bedroom ranch home with a two car garage sold for $369,000, down from a listing price of $381,000. 38 Hemlock Terrace, a four bedroom split level home, sold for $445,000 down from a listing price of $469,900. The only Springfield home reported sold this week by MLS Garden state changed hands for over half a million dollars.  10 Oak Ridge, a four bedroom Colonial, sold for $585,000, down from a listing price of $599,000.

Two homes sold in Springfield this week.

Garden State MLS reports that two homes were sold in Springfield this week.  The three bedroom colonial at 37 Oakland Ave. was sold for $450,000. The sale price was the same as the listing price.  The four bedroom colonial at 322 Milltown road sold for $293,000, down from a listing price of $319,900.

Three residential properties were sold in Springfield this week.  541 South Springfield Ave., a two-bedroom end unit townhouse sold for $179,000, down from its listing price of $180,000. 54 Springbrook Road, a three bedroom colonial style house, sold $397,000, down from its list price of $429,000. 221 Baltusrol Ave., a four bedroom colonial style house, sold for $415,000, down from its listing price of $449,000.

17 Lewis Drive, a three-bedroom Colonial with a list price of $299,000, sold for $300,000. 236 Short Hills Ave., a three bedroom home with a mix of colonial and Victorian styles, sold for $390,000. Its list price was $425,000.

Springfield's Rental Market Takes Slight Hit

There are a few more vacant rental spaces this year in Springfield, but the percentage is lower than rest of the country.

While the housing market continues to face an uphill battle, the rental industry is also going through its share of challenges. Condo and townhouse rentals across the country have decreased significantly. So have prices. In Springfield, though, the rental market seems to have taken only a subtle hit. Caroline Gosselin, a realtor with Coldwell Banker in Short Hills, says she hasn't seen a dramatic shift in rental prices or vacancies over the past two years. "Currently, there are 14 rentals in Springfield," Gosselin said. "Those are townhomes or condos. One is an office building. The average price is $850 for a studio up to $2900 for a three bedroom."
