Research Firm Presents Results of BID Survey

Firm highlights challenges and opportunities for businesses in Springfield.

What will the future of Springfield business look like? On Monday, Jan. 14, Springfield business owners and residents packed the Joe Pepe Training room at the Fire Department Headquarters in hopes of getting an answer to that question. Mark Lohbauer from the JGSC Group research firm presented the results of the extensive marketing survey undertaken by the firm at the direction of Springfield's Business Improvement District last year. The survey and other studies undertaken by JGSC created a snapshot of Springfield’s shopping districts, the spending characteristics of people in and around the Township and how township businesses related to shopping in other towns. With that data, the group drew conclusions and made recommendations about the…

Why not move Municipal operations to Chisholm Community Center as a start to opening up the real estate. I think incentives to the local business owners partnered with briging in even one national chain (maybe starbucks or similar) to get people's attention would be a a way to start. This town NEEDS the BID effort, and it has to start somewhere.   more ›

Letter to the Editor: Millburn Residents Against Proposed Stop and Shop

Millburn-Short Hills organization, Residents for Traffic Safety, write a letter to the editor on their stance against a new supermarket in a recap of their latest forum.

To Millburn-Short Hills Patch: About 20-25 residents attended the Residents For Traffic Safety forum on Thursday, Nov. 29 to express their concerns, ask questions, and offer their ideas regarding the Stop & Shop development planned to be built on Millburn Avenue.  Generally, the comments centered around public safety and lowering of the quality of life in the area due to the greatly increased car and truck traffic that the supermarket will draw.  As resident Mary Fran Johnson stated, ”I can’t believe that an additional 6,000 cars a day would NOT have an impact on the quality of our neighborhood and town.” Attendees agreed that all trucks should not be required to enter and exit on Millburn Avenue and that there should be a traffic light at…

Not sure why Millburn is so bent out of shape with regards to the Stop & Shop which is located closer to Morris Ave and Millburn Ave when they allowed the building of 30 town homes at the corner of Millburn Ave and Short Hills Ave where congestion is already bad enough and closer to Downtown Millburn, Short Hills Train Station, and Parochial School on the corner. Watch what happens to congestion …   more ›

Route 22 Retail Vacancy Rate Among Lowest in the Area

New study shows decrease in vacancies along Union/Springfield corridor.

Despite the recession, the number of retail vacancies along the Union/Springfield corridor of Route 22 is on the decline. This information comes on the heels of a study conducted by the Goldstein Group, a commercial real estate brokerage company in Paramus. The firm recently completed its mid-year survey of the retail market place in Central and Northern New Jersey. The report covered 4,250 properties along 22 retail corridors. Completed this past July, the study lists the Union/Springfield stretch of Route 22 among the retail markets with the lowest vacancy rate. The study did surveys up to July of this year. "Route 22 will always be a strong corridor," said Chuck Lanyard, President of the Goldstein Group. "It's the first major place for …

Retail Vacancy Rate in Springfield and the rest of County Climbs

Route 22 retail stores part of new study examining North Jersey’s major highways.

Springfield is part of a recent survey that outlines the vacancy rate for retail space in North Jersey. Conducted by Old Bridge real estate firm R.J. Brunelli & Company, the study reveals that Union county's rate has increased to 8 percent. The number is up from last year's 6.6 percent. Issued this April, the overall report focused on the vacancy rate in retail properties along North Jersey's six major shopping highways. Included among them were stretches in Morris, Bergen, Essex, Somerset, Passaic, and Union counties. The reason for Union county's increase, the study claims, is due to the closing or downsizing of many "big-box" retail chains such as Circuit City, Office Depot, a 43,000 square foot Pathmark in North Plainfield, and the …

Echo Plaza Construction Nears Completion

Owners tout No Body Denied Gym and Stew Leonards Wine as anchor tenants.

Every day, scaffolding seems to disappear from Echo Plaza, with more colorful signs showing up instead. It's looking less like a place that's under construction and more like a functioning mall. Larken Associates bought the 66,000-square-foot strip mall less than a year ago.  This week, they announced that the property, which includes a 41,000-square-foot office building, is nearing completion. "The renovation includes a new exterior façade, as well as new tenant signage, a new pylon sign, and extensive exterior landscaping," Levin Management Corporation President and COO Matthew K. Harding said in a release. "The combination of the new look and the addition of two new anchor tenants completes a dramatic turnaround for Echo Plaza in a …

Second Childhood Consignment Store Offers Pint-Sized Treasure

It's not necessary to spend a fortune to have your kids look like a million

Vanessa Johnson knows kids' stuff.  The owner of Morris Avenue's Second Childhood consignment store has seen it all, from sports equipment to junior bridesmaid dresses from infant layettes to winter coats coming through her front door. The store has been in business in the same spot for 34 years.  Second Childhood is a very cozy and down-to-earth place that's stuffed with exclusive brand label items hanging next to ones from discount big box stores. "We take any and all brands, as long as the clothes are clean and useable." Johnson said. "We base prices on the original cost, keeping in mind that even an expensive item might have been bought 'on sale' for less. Generally we try to get about 25 percent of the original price." Many of the …

David’s Formal Wear goes online to thrive

"These days, people want to save money when they get married. Even on men's formal wear, usually the least expensive part of a wedding." So says David Steel, the owner of David's Formal Wear. David's Formal Wear, in business here since 1991, carries a full line of men's and boys' attire for weddings and other formal occasions—tuxedos, vests, shirts, cummerbunds, shoes, cufflinks, dress suits—everything, in short, to make a man or boy look his best when an important event demands it. "When I started this business, things were very different," David said. "People would come in for a fitting and choose what they wanted, but with less concern about cost. Now, it seems that couples put off marriage. Parents are less willing to pay for weddings…
